Buying a villa in Mallorca can become expensive for reasons that have little to do with the asking price.
A property may have the sea view you wanted but poor winter sun. A large plot may provide privacy while creating substantially more maintenance. A beautifully renovated villa can still require careful checks to confirm that extensions, terraces, pools and other alterations match the legal documentation.
For an international buyer, the useful question is therefore not simply:
"How much villa can I afford in Mallorca?"
It is:
"Which villa fits how I intend to use the island, and what will it really cost to buy and own?"

The important point is not simply its price.

What Drives the Price of a Mallorca Villa?
Villa values should not be reduced to one island-wide price-per-square-metre figure.
Important factors include:
Exact micro-location. Nova Santa Ponsa, Santa Ponsa Golf and Camp de Mar may all be in the south-west, but they solve different buyer problems.
Orientation. A property viewed in July can appear bright throughout the day. Buyers who intend to use the villa in winter should check where afternoon sun actually reaches the main terrace.
Quality of the sea view. A broad, protected outlook is different from a narrow sea glimpse between neighbouring buildings.
Plot quality. A flat, usable plot may be more practical than a much larger but steep site.
Privacy. Check neighbouring terraces, roads and undeveloped plots that could affect privacy later.
Condition. A renovated villa may justify a premium where it avoids years of building work.
Legal position. Registered areas, pools, extensions and guest accommodation should correspond with the legal and planning documentation.
Outdoor infrastructure. Pools, mature gardens, covered terraces, garages and external kitchens all influence both value and ongoing costs.

Resale Villas
The Balearic Islands currently use progressive Property Transfer Tax, or ITP, bands on qualifying resale transactions.

These are progressive bands. The highest rate does not automatically apply to the entire purchase price.
For illustration, a €2 million resale villa subject to the general bands would generate €210,000 of ITP before considering any relief or special circumstances.
Always have your lawyer calculate the tax position for the specific property and purchaser before committing.
New-Build Villas
A qualifying first delivery of a residential property from a developer is generally subject to 10% VAT rather than resale ITP.
AJD may also apply to the documented transaction under Balearic rules.
That means a resale villa and a new villa at the same asking price should not automatically be treated as having the same acquisition cost.
In addition, budget separately for:
independent legal representation;
notary and Land Registry costs;
technical surveys or architect reports;
mortgage-related expenses where applicable;
currency transfer and banking costs;
immediate repairs;
furnishing; and
property management if the villa will remain empty for extended periods.
Legal and Due-Diligence Checks for International Buyers
International buyers can own Spanish real estate, but the property still needs to be investigated before a binding commitment is made.
Foreign buyers with economic interests in Spain require an NIE, the identification number used for Spanish administrative and property procedures.
The process should begin early, but do not allow obtaining an NIE to distract from property-specific due diligence.
Before purchasing a villa, the buyer's independent lawyer and, where appropriate, architect or technical surveyor should investigate:
registered ownership;
mortgages and other registered charges;
Land Registry description;
cadastral information;
planning status;
licences for the property and significant alterations;
whether the physical building matches the documentation;
pool and guest-house status;
community obligations where applicable;
municipal tax position; and
any restrictions affecting intended use.
Villa buyers should be particularly cautious about alterations made after the original construction.
A pool enclosure, guest suite, additional terrace or converted garage may look like part of the original home while requiring separate documentary review.
Important for International Buyers: Buying Property Does Not Automatically Give Residency
Buying a Mallorca villa and obtaining the right to live in Spain are separate matters.
Spain ended the property-investment route to its Golden Visa programme in April 2025.
A villa purchase in 2026 therefore does not automatically create eligibility for residency through property investment.
British and other non-EU buyers should separate two questions:
Can I buy this property?
and
What immigration or residency permission do I need for the amount of time I intend to spend in Spain?
Property ownership and residence rights are not the same thing.

The strongest buying budget includes annual ownership costs before an offer is made.
Rather than relying on generic percentages, ask for actual figures wherever possible.
Check:
current IBI bill;
municipal charges;
building and contents insurance;
pool-maintenance quotation;
garden and irrigation costs;
air-conditioning servicing;
security systems;
community charges where applicable;
local property management; and
reserve for larger repairs.
A standalone villa with a large plot can cost materially more to operate than a managed apartment even when their purchase prices are similar.
International buyers should also obtain tax advice relevant to their residence, ownership structure, property use and worldwide assets.
Tourist Rental Plans Need Property-Specific Checks
Do not buy a villa on the assumption that it can automatically be offered for short-term holiday rentals.
Tourist accommodation in the Balearic Islands is regulated, and eligibility depends on the individual property, existing permissions and applicable local rules.
If rental income forms part of the purchase decision, ask your lawyer to verify the precise status before signing a binding contract.
A stronger investment analysis uses the actual property's:
legal rental position;
achievable rental evidence;
management proposal;
insurance;
community restrictions;
operating expenses;
expected vacancy; and
tax treatment.
Do not build the investment case around an advertised gross yield without understanding what remains after expenses.
